What's Actually Wrong With Your Commercial Unit?
Commercial equipment fails in patterns. Here's what your symptom usually means before we ever get on the roof - and what we'll be metering when we do.
Rooftop unit runs but blows warm
Failed contactor or capacitor, low charge from a coil leak, or a locked-rotor compressor. On gas/electric RTUs a tripped high-pressure switch from a filthy condenser coil is the most common culprit.
One zone hot, the rest fine
On multi-RTU or VRF buildings this is almost always a single unit or branch controller - not the whole system. We isolate the zone instead of quoting a building-wide fix.
Breaker trips when cooling starts
Shorted compressor windings, a grounded condenser fan motor, or an undersized/aged disconnect. We meter before we reset - repeatedly resetting a breaker on a shorted compressor destroys more than it saves.
Water staining the ceiling tiles
Plugged condensate trap or pan on a rooftop or ceiling-hung unit. Cheap to clear, expensive to ignore.
Kitchen won't cool during service
Make-up air and hood exhaust out of balance, pulling conditioned air straight out of the building. It's an airflow problem, not a cooling capacity problem.
No heat from the packaged unit
Ignition control, flame sensor, gas valve, or a cracked heat exchanger on gas heat sections - we test and document before condemning equipment.
